Editorial policy

People make financial and legal decisions based on what this site tells them. This page sets out the standards every page on TenancyTools.uk is held to.

Sources

Content is based on primary sources, checked in this order of authority:

• Legislation – the Housing Act 1988 as amended and the Renters’ Rights Act 2025, via legislation.gov.uk.
• Prescribed forms and official guidance – the current forms (including Form 4A) and guidance published on GOV.UK.
• Case law – where a court decision determines how a rule works in practice, such as the treatment of contractual rent due dates.

Commentary from law firms, industry bodies and news coverage is used to identify issues, never as the authority for a rule. Where the position is genuinely uncertain – for example ahead of Phase 2 implementation – pages say so rather than guessing.

Calculators

Every calculator’s logic is tested before release against worked examples and edge cases, including awkward dates such as month-end rent days, February clamping and notices served on the last day of a month. Calculators run entirely in your browser: nothing you enter is transmitted or stored. Each calculator page explains the rules it applies and shows its working, so results can be checked by hand.

Review dates

Every substantive page carries a visible “last reviewed” date. Pages are re-reviewed when the underlying rules change – new statutory instruments, revised prescribed forms, relevant tribunal or court decisions, and each phase of the Renters’ Rights Act implementation – and on a rolling schedule otherwise. A page whose review date predates a rule change should be treated as potentially out of date, and we work to keep that window as short as possible.

Corrections

If an error is reported or discovered, it is corrected promptly and the page’s review date updated. Material errors – anything that could have led a reader to serve an invalid notice or miss a deadline – are noted on the corrected page. Report errors via the contact page.

Advertising and independence

TenancyTools.uk is funded by display advertising, which keeps the tools free with no sign-up. Advertisers have no influence over content, calculator logic or results. The site does not accept payment for coverage, placement or links, and does not publish sponsored content presented as editorial.

Scope and limits

Content covers assured periodic tenancies in England unless a page states otherwise. Nothing on the site is legal advice, and the site does not answer individual legal questions – where the outcome matters, take advice from a solicitor or professional adviser.
